2018 CAI Community Association Survey

CAI has released its 2018 survey of community association members. For the seventh time in 13 years, Americans living in homeowners associations and condominiums say they’re overwhelmingly satisfied in their communities. 85% of residents rate their overall community association experience as positive or neutral. 84% say members of their elected governing board “absolutely” or “for the most part” serve the best interests of their communities. 73% say their community managers provide value and support to residents and their associations. 90% say their association’s rules protect and enhance property values or have a neutral effect. Vikings Crest 2016 – 2018 Refurbishment

Vikings Crest Owners Association is a Condominium located in Poulsbo, WA with 120 residential units spread over eight buildings. Residents enjoy the use of a Club Houe complete with heated pool, gym, hot tub, kitchen and function/meeting room. Buildings appeared to conventional light framed timber construction with beveled lap sidindg and flat engineered panels. Roofing consisted of multiple layers of asphalt composition shingles. Olympian is a condominium located on Bainbridge Island, WA with three residential buildings. The roofs were projected to have a few years left before needing to be replaced. A number of leaks developed over the preceding years, causing damage to the interiors of units. Siding was starting to fail, in particular at joints and areas with minimal or no flashings. A plan was developed in 2011 to replace the siding on one building each year, and Building 1 had new siding and paint completed this same year. Eagle Harbor Tower Project

Eagle Harbor is a condominium located on Bainbridge Island, WA. Phase 1 is a four floor building constructed in 1978, with two stair towers and a central elevator tower. One stair tower and the elevator tower include storage units. The building main envelope is stucco with a 100% acrylic coating, and the elevator was clay brick. In 2014 a unit owner reported mold in his storage unit located in the North stair tower. Upon investigation, mold was also discovered in the storage units above and below this one.
